Charming Provencal Villa with garden in le Cannet - above Cannes. 3 Bedrooms, 1 Double Italian sofa, Sleeps 6 to 8.

The villa is located in a quiet residential street of the old village of le Cannet. The original mansion, (on 176 sq m grounds) in a green wooded setting offers peace and a quiet atmosphere for a simple stopover or a longer stay. It is a delightful place, only four kilometres and a 10-mn drive from the Croisette and its beaches, the Cannes Congress Centre and the Massif de l’Esterel.

Built over 3 centuries ago, the cosy villa has recently been renovated and its original soul preserved. Perfectly integrated into its grounds, it is laid out over three levels where all the living spaces open onto the small garden.

It offers more than 120 sq.m. of living space: a master bedroom with en-suite bathroom and a second room with washbasin as well as a large Italian sofa bed in the drawing room. It can accommodate a maximum of 8 people.

The layout is as follows:

Entering the villa, you will find a small hallway, paved with typical Provencal red hexagonal terracotta tiles (tomettes), that gives access to the quaint garden. The whole house is paved with those same “tomettes”. On the first level (ground floor), there is an antique Napoleon III sofa under the prettily curved staircase. There is also a separate toilet with washbasin. (To the right of the entrance hall, is the hydrotherapy-column shower-room where the old winepress used to sit). The laundry corner is equipped with washing machine and dryer.

A double bedroom (kingsize bed or two twins) with en-suite bathroom and toilet on garden level allows you to enjoy the sunny quiet of the garden.

Walking up the stairs, to your right you will find the dining room with fully equipped en-suite kitchen. The dining room has a large modern rectangular table that sits 6 to 8 (2 leaves available), as well as six comfortable table armchairs. There is a French window opening onto the terrace and the garden.

The fully equipped kitchen has a Provencal "chicken-wire" cupboard, a small table, four gas burners, a hood, an electric oven, a refrigerator/freezer, a microwave oven, a dishwasher, a coffee maker, an espresso machine, an electric knife, a kitchen robot and a toaster. The kitchen has all necessary cooking utensils and crockery.

To the left of the staircase, you will find a drawing room that is equipped with a large comfortable Italian sofa, a carpet, coffee table and wardrobe. The room has satellite TV, plasma screen, CD/DVD player, stereo.

On the second floor the master bedroom to the right is furnished with two single beds that can be turned into a king-size bed. There is also a Napoleon III armchair and a large antique wardrobe. The room has a spacious en-suite bathroom with an Italian shower, a washbasin and lots of hangers.

On the second floor to the left is another bedroom with two single beds that can be turned into a king-size bed. It enjoys a small stand-up balcony and a small view of the sea in the distance.

You will enjoy the terrace and the garden that are planted with various Mediterranean trees (an orange tree, a fig tree but also a Muscat grape vine). Quality garden furniture is available as well as a BBQ.

The garden is a very special place with its former “lavoir” or wash place and wine-press that the owner's ancestors used to press the grapes from their own land.

Neighbourhood:
Free parking space is available in the street or just in front of the house. There is also a covered public parking in the village that is free of charge.

Le Cannet (little Cannes) has much to offer in terms of artistic life. It has been the haunt of lots of famous painters. Pierre Bonnard, the famous painter who lived in Le Cannet is buried in the “Notre Dame des Anges” graveyard. A Bonnard museum will soon open in the village. All shops are within short distance (a cinema, a supermarket, cafés, restaurants…).

The historical town of Le Cannet is just at the top of Cannes’s famous Boulevard Carnot. Although not within walking distance of the Palais des Festivals, the villa is ideally suited for Festival de Cannes lovers and for other convention attendees.

Access:
By road: A8 Motorway, exit at Cannes-Mougins.
The Cannes train station is served by the high-speed TGV, only 5 hours from Paris; the regional centre and seat of the “département”, Nice, is 30 mn to the East; its international airport (Nice Côte d’Azur) has daily flights from all major cities in the world. With a car, you can range far and wide on day trips alone: Italy is only 45 mn away, Aix en Provence 90 mn away.

It is a *marina* in the heart of the city, really charming in a Parisian way, and near good public transportation links such as Gare de Lyon (to go to the South of France, Italy and Switzerland), Gare d'Austerlitz (to go to Versailles) and Bastille.

Come discover the Marais-Bastille area between Ile Saint-Louis and Place de la Bastille:
It's a wonderful place to walk or jog, have coffee, picnic -- there's even a park with games for young children there. Another wonderful green space nearby is the "Coulée Verte" above the Viaduc des Arts that is featured in quiet a few films. Finally, the zoo is to be found across the River in the jardin des Plantes.

Visit the Bastille Opera House and the “Rue de Lappe” with its many ethnic restaurants and pubs. Enjoy a cruise on Canal Saint-Martin leaving from Place de la Bastille or the Batobus leaving from Jardin des Plantes across the river.

For those who come to Paris on business, they will be between two train stations: Gare de Lyon and Gare d'Austerlitz, close to RER A which crosses the whole of Paris up to the area of La Defense (in 20 mn); they will not be far from the two major airports (direct buses to and from Gare de Lyon); the metro station that services the apartment, Quai de la Râpée, is directly connected to Roissy Airport via Gare du Nord and to the Eurostar via Gare du Nord as well.

The apartment building is situated half a block from the Seine. The Quai de la Rapée Metro is just a few steps away, and there's a Vélib station right next to it. The Metro (Line 5) is exactly one stop away from Line 1 (which takes you through the Marais, the Louvre, the Rue de Rivoli, the Champs-Elysées, Arc de Triomphe, etc.) and one stop away from Line 10 (which takes you to the 5th arrondissement, Odéon and St. Germain des Prés ... all the way to Boulogne). Plus Line 5 takes you directly North to Gare de l'Est for trains to Germany and South to the Asian district.

A plus is that this building has a real garden out back, which is fairly rare in Paris.

A covered parking space in the garage below the building is available.
